Selling your home without a Realtor may seem like the best way to go if you want to make the most amount of money. The reason for this is that you don’t have to pay a commission fee (usually 6% of the listing price). This 6% goes to the seller’s agent, or it gets split 50/50 between the seller’s  and buyer’s agents. Many people who are looking to buy a home will use an agent, but you are not required to pay them commission.

However, using an agent to sell your home can be much more beneficial. Experienced Realtors have a wealth of knowledge and a variety of tools that will help you quickly and easily sell your home. Most Realtors subscribe to at least 1 MLS system that they use to list and promote your home. They have relationships with trustworthy title insurance companies, contractors, inspectors, and other agents. Realtors do all the footwork for you which makes selling your home easy and free of stress.


The only reason not to use a Realtor when buying a home is that there is a chance to get a 3% reduction on the listing price. And that’s only if the seller’s agent is willing to have their commission fee cut in half. Unlikely. You will gain more of an advantage from using a Realtor than not.

First, a Realtor works with your best interest in mind. They want to provide great service and and are contractually obligated to protect you. Plus, they want a great review from you to show off to future clients!

Second, a knowledgeable Realtor provides many services. Some of them are: reading through contracts, helping you negotiate the price of a home, and searching through MLS systems for good listings. They can also give you a reputable mortgage rep to contact to pre-approve your loan. An important step in the buying process.

For both buyers and sellers, working with a Realtor is the best way to go. Going through the process of buying or selling can be stressful, but a Realtor takes on most of the responsibilities. They have all of knowledge, tools, and contacts needed to successfully navigate through the buying and selling processes.
